Properties chosen for one simple test — how quickly can you get your feet in the sand? Every cottage here is right on the coast or just a short walk away, with the kind of sea views that make your morning coffee taste better.
Browse 7 propertiesCornwall has more than 300 miles of coastline. The trick is finding a cottage that puts you on the right bit — the proper, walk-to-the-sand stuff, not "ten minutes by car if you ignore the traffic".
Every property in this collection is within walking distance of a beach or coastal path — most under five minutes on foot.
No optimistic estate-agent angles. The sea view from each listing is described accurately and shown in the photos.
Our coastal cottages include some of the best surfing beaches in Britain — Polzeath, Watergate Bay, Sennen and more.
Plenty of our properties open directly onto the South West Coast Path — one of the great walking routes of the UK.

Cornwall\'s coast isn\'t one thing. The north coast is dramatic, surf-pounded and lined with golden sands. The south coast is gentler, with sailing harbours and tucked-away coves. Each has its own kind of beachfront cottage.
Polzeath, Constantine, Treyarnon, Mawgan Porth, Watergate Bay, Crantock and Holywell — wide Atlantic beaches with reliable surf, dramatic cliffs and the freshest air you\'ll ever breathe. Best in autumn when the surf picks up and the crowds drop away.
The Roseland Peninsula, the Helford Estuary, Mounts Bay and the Lizard. Sheltered swimming, sailing waters and pretty fishing villages. Best for families and travellers who prefer their sea calm.
Sennen, Porthcurno, the Penwith coast and Mousehole. The light is famously different out here — clearer, sharper — which is why so many of Cornwall\'s artists ended up in St Ives.
Quick answers to the questions guests ask us most.
Every property in this collection is within walking distance of the coast. The exact distance is shown on each listing — most are under five minutes on foot, some are literally a few steps from the sand. We don't list properties as "beachfront" if you need to drive there.
The south coast (Helford, Roseland, Falmouth area) tends to have calmer, sheltered swimming. The north coast (Polzeath, Constantine, Watergate Bay) has bigger surf — beautiful, but check the lifeguard flags. The far west beaches like Sennen and Porthcurno offer both, depending on the day and tide.
Yes — almost all of our beachfront cottages have dedicated off-street parking, usually one to three spaces depending on the property size. The exact parking arrangement is detailed on each listing. A few of the very smallest cottages in fishing villages have permit parking nearby instead.
For most cottages, yes — the access path is above the tide line. A few of the smaller coves can disappear briefly at very high spring tides; we'll flag this on the listing if it applies and send tide tables with your booking.
Yes — we visit and photograph every property ourselves, and the descriptions are honest about what you'll see. If a sea view is partial or seasonal, we say so. If it's a full Atlantic horizon, you'll see it from the photos.
Many of our beachfront cottages leave a basket of beach essentials — bodyboards, buckets, windbreaks. Surfboards are typically not provided, but every beach town has a board hire shop within a few minutes' walk.
